How the Mortgage Calculator Works

This mortgage calculator estimates your monthly payment based on the loan amount, interest rate, and loan term. It uses the standard amortization formula:

M = P × [r(1+r)n] / [(1+r)n - 1]

Where M is your monthly payment, P is the loan principal (home price minus down payment), r is the monthly interest rate (annual rate divided by 12), and n is the total number of payments.

Example Calculation

For a $300,000 home with 20% down ($60,000), a 6.5% interest rate, and a 30-year term:

  • Loan amount: $240,000
  • Monthly payment: $1,516.76
  • Total interest paid: $146,034
  • Total cost: $386,034

Understanding Your Amortization

In the early years of your mortgage, most of your payment goes toward interest. Over time, a larger portion goes toward the principal. A 15-year loan saves significantly on total interest but has higher monthly payments compared to a 30-year loan.
